Early 2022 is in the rear view and we can now look back at the Greater Atlanta housing report for the first qtr of 2022. Best not to stare too long into the data, not many folks like what they see. Sure, sellers continue to hold the aces...until it's time to become a buyer. Sure, inventory has to increase as it can't get any tighter...yet it did. Sure, at least rates are great...oh wait. Well now that we're past lock downs, spring break and Easter, surely we'll get back into the "typical" cycles...we'll soon find out. Obviously, the point is that despite forecasting and prognostication, the only things we know are that rates are blasting higher and buyers continue to be pounded.
So let's have a basic and broad look at the great Atlanta housing report for the 1st qtr of 2022. This report ranges from the North Georgia Mountains to south of Atlanta; west from Dallas and east to Hoschton. All of the familiar areas as well as communities in the city are included, broken down by price and and detached/attached design.
Click the image...and remember that this is broad. We regularly do detailed analysis by area, school district, zip, community and can isolated by price, time frames or any number of variables. Information, especially now, is the most important thing for buyers and sellers...
- Broad data is fine but the only data that matters is what’s applicable to the current situation. A first move up home in Milton and an equestrian home on acreage have nothing in common other than a Milton address.
- Track the data by year and by quarter, compare and contrast the results with the “real world”
- Work only with professionals. Standards to get a sales license are comical; why are there more agents than homes listed for sale? (because the industry runs on fees, nothing more)
- Work with a professional and LISTEN to them. Buying or selling a home is a major business transaction, treat it that way. Who is handling your hundreds of thousands of dollars?
