Despite a crazy year, the greater North Fulton and Cobb County housing market flourished in 2020. Here we examine and compare the Cobb County markets of Acworth, Kennesaw, Marietta and Smyrna. Next we look at the North Fulton County markets of Alpharetta, Milton, Roswell and Sandy Springs. Three key indicators; median sale price, months of inventory and days on market.

These charts summarize what buyers and sellers around the north Atlanta housing market experienced; rising price, few homes for sale and a lightening fast market. Scroll the charts for details...

Acworth / Marietta / Kennesaw / Smyrna

Each of these markets is enjoying robust appreciation

0-3 is a seller's market, 3-6 balanced, 6+ a buyer's market

It's mindboggling that each of these markets is under 15 days on market

Alpharetta / Roswell / Milton / Sandy Springs

Steady and reasonable appreciation over the year

 0-3 is a seller's market, 3-6 balanced, 6+ a buyer's market

Significant diversity of property in these markets but all under 30 days on market.

The strength of residential real estate and these markets in particular, despite everything hitting the radar this year, is astounding. We see it due to a mix of things; historically low rates being the main reason. As with any market analysis, the devil is in the details. These are broad charts; breaking down the data by price, area, age...can show different results. As always, we can boil things down to any home in any area. Just reach out...
